Job Summary:

We are seeking a highly experienced and skilled Sr. Manager – Fit Out to lead and oversee a prestigious fit-out for a cultural project. The successful candidate will report directly to the Project Director and will be responsible for the overall planning, coordination, and execution of the fit-out work from inception to completion. This role demands exceptional leadership, technical expertise, and a comprehensive understanding of fit-out processes with a focus on safety, quality, delivery, and cost.

Duties & Responsibilities/Deliverables:

Project Leadership and Strategy:

  • Set the overall strategic direction for the fit-out project, aligning it with the organization’s objectives and the client’s vision.
  • Establish project goals, performance indicators, and key milestones, providing clear guidance to the project team.

Health and Safety Leadership:

  • Enforce and promote strict adherence to health and safety regulations, creating a culture of safety awareness among project personnel.
  • Implement safety protocols, conduct safety training, and ensure that the project site remains hazard-free.

Comprehensive Planning and Execution:

  • Develop detailed project plans encompassing all phases of the fit-out works, from conceptualization to handover, ensuring a systematic approach to project delivery.
  • Oversee the execution of the project plan, closely monitoring progress and making timely adjustments to mitigate potential delays or issues.

Design and Engineering Coordination:

  • Collaborate closely with designers, architects, and engineers to ensure seamless integration of the design elements into the fit-out process.
  • Facilitate interdisciplinary communication and decision-making to maintain design integrity and align with project objectives.

Resource Allocation and Management:

  • Allocate project resources effectively, including labor, equipment, materials, and subcontractors, to optimize project efficiency and meet deadlines.
  • Implement resource management strategies to minimize wastage and enhance productivity

Risk Assessment and Mitigation:

  • Identify and evaluate potential risks associated with the project, developing comprehensive risk assessment strategies to ensure proactive mitigation.
  • Regularly review risk factors and implement contingency plans to maintain project progress.

Quality Assurance and Compliance:

  • Implement and oversee stringent quality control processes to ensure adherence to established quality standards and specifications.
  • Conduct regular inspections and audits to verify the quality of workmanship and materials.

Contract Negotiation and Management:

  • Negotiate contracts with vendors, suppliers, and subcontractors to secure the best terms, pricing, and delivery schedules.
  • Manage contractual relationships, monitor performance, and enforce contract compliance throughout the project lifecycle.

Financial Oversight:

  • Monitor project budgets, tracking expenses and costs to ensure adherence to budgetary constraints.
  • Prepare and present financial reports to stakeholders, highlighting financial performance and potential variances.

Client Communication and Satisfaction:

  • Maintain open and transparent communication with the client, providing regular updates on project progress, challenges, and milestones.
  • Address client concerns promptly and work collaboratively to ensure their satisfaction throughout the project.

Education:

  • Master’s Degree in Construction or Engineering or related area
  • Minimum 15-20 years’ proven work experience in fit-out project management or similar roles.

Skills & Person Specification:

  • Exceptional leadership and communication skills, with the ability to lead, motivate, and manage cross-functional teams.
  • Strong technical knowledge of fit-out methods, materials, and industry best practices.
  • Proficiency in project management software and tools.
  • Excellent problem-solving and decision-making abilities.
  • Strong negotiation and contract management skills.
  • Detail-oriented and well-organized, with the ability to manage multiple tasks concurrently.
  • Ability to work effectively under pressure and meet tight deadlines.
